Opener problems we see most often
An opener has a motor, a drive system, a logic board, a pair of safety sensors, and wall and remote controls. Any of them can fail, and the symptom usually tells us where to look.
- The motor runs but the door stays put: a stripped drive gear, a broken belt or chain, or a disconnected trolley.
- The door starts down and reverses: sensors out of alignment, or close force and travel limits that need adjusting.
- The wall button works but the remotes do not: dead batteries, lost programming or a failing receiver.
- Nothing happens at all: no power to the unit, a tripped outlet or a failed logic board.
- The door stops short of the floor or will not open fully: travel limits are set wrong.
- The opener is much louder than it used to be: a slack chain, a worn gear or a dry rail.
When the door is the real problem
Many opener calls turn out to be door problems. An opener is designed to move a door that its springs have already balanced. If a spring has weakened or broken, rollers have seized or the track is binding, the opener senses the extra load and stops or reverses to protect itself.
That is why the technician disconnects the opener and tests the door by hand before touching the motor. Putting new opener parts on a door that is out of balance only wears out the new parts. If the door needs spring or roller work, we explain that first.
How chain, belt, screw and wall-mount openers differ
The drive type affects what can go wrong. Chain-drive openers pull the trolley with a metal chain. They are durable and handle heavy doors, but chains stretch and need tension adjustment, and they are the noisiest type.
Belt-drive openers use a reinforced rubber belt in place of the chain. They are quiet, which matters when there is a bedroom over the garage, though a belt can eventually fray or lose teeth. Screw-drive units turn a threaded rod and have few moving parts, but they need the right lubricant and can be sensitive to temperature swings.
Wall-mount openers, also called jackshaft openers, sit beside the door and turn the torsion shaft directly. There is no rail overhead. They depend on a healthy torsion spring system and a cable tension monitor to work safely.
Repairing the opener or replacing it
Gears, belts, chains, sensors, capacitors, remotes and wall controls can usually be replaced, and that is often all an opener needs. Repair makes sense when the unit is otherwise sound and parts are available.
Replacement is worth considering when the logic board has failed on an old unit, when parts are discontinued, or when the opener lacks current safety and security features such as photo-eye sensors and rolling-code remotes. Garage Door Opener Repair: common questions
Why does my opener light blink and the door refuse to close?
Blinking lights usually mean the safety sensors are blocked or misaligned. Clear the doorway, wipe the lenses and check that the two sensors point at each other. If the indicator lights still are not steady, the sensors or their wiring need service.
Can I use the door while the opener is broken?
Usually, yes. With the door closed, pull the red release cord to disconnect the opener and lift the door by hand. If it is too heavy to lift, a spring is likely broken and you should leave it closed.
How do I know whether the opener or the door is at fault?
Disconnect the opener with the release cord and raise the door by hand. If it lifts smoothly and stays put halfway, the opener is the problem. If it is heavy or sticks, the door needs attention.
My remote stopped working. Do I need a new opener?
Probably not. Try a fresh battery and reprogramming first. If the wall button works and no remote does, the receiver may have failed, and on many units that part can be replaced.
